What is your place worth?

Answer six things about your home and you will get a range based on what has sold nearby — not what is listed. It takes about a minute and there is nobody at the other end of it until you ask for one.

If you would rather I came through the house and did it properly, that is free too, and it will be a better number than any calculator can give you.

What moves the number most

The view, and whether you can see waterLarge
Kitchen and bathrooms, and how recentlyLarge
A legal suite you can rentMedium
Lot size, shape and what backs onto itMedium
Roof, furnace and windows, if they are near the endMedium

None of these fit in a form, which is why the number above is a range and not a price.

Where is it?

Street and town is enough.

Tell me about the house

Close enough is fine.

—

What sold nearby

An estimate from six answers is a starting point, not an appraisal. Anything unusual about the property — the view, the lot, what the kitchen is actually like — moves this number more than the calculator can.

Where you might live

The North Okanagan is not one market. Twenty-five minutes changes the price of a house by a couple of hundred thousand, and changes what your weekends look like just as much.

How it actually goes

Neither of these is complicated, but both have points where it helps to know what is coming.

If you are buying

Most people start looking about six months before they move. That is roughly right.

1

Work out what you can actually spend

Before anything else, talk to a broker and get a real number. Not a pre-qualification over the phone — a written pre-approval. It changes what we look at and it makes your offer worth more when it counts.

2

Go and see places

I will set up a search that emails you when something fits, and we will go through them together. Expect to walk through some that are wrong. That is how you learn what you want.

3

Write the offer

Price is one part of it. Conditions, dates and deposit all matter, and in a competitive situation they often matter more. We will go through what each one costs you.

4

Conditions and closing

Inspection, financing, title. I will keep the dates in front of you so nothing lapses, and your lawyer or notary handles the transfer.

Start with the listings

If you are selling

The first question is always what it is worth, and the honest answer takes a visit.

1

Find out what it is worth

I will come through the house and give you a range based on what has actually sold nearby, not what is listed. If the number is lower than you hoped, you will hear that from me first.

2

Get it ready

Usually this is smaller than people fear. Paint, decluttering, and whatever the inspector would otherwise flag. I will tell you what is worth doing and what is not.

3

Photography and listing

Professional photos, measured floor plan, and the listing written properly. It goes on MLS® and everywhere that feeds from it.

4

Showings and offers

I handle the scheduling and the feedback. When offers come in we go through them side by side — the conditions and dates, not just the price.

What people said afterwards

We had been talking about moving for two years and kept stalling because we could not picture doing both ends at once. Elise laid out the order it had to happen in, told us what our place would realistically go for, and was about fifteen thousand under what we got. No drama either way.

Dana and Rob McKelvieSold in East Hill, bought in Coldstream

I was buying on my own and from out of province, which I was nervous about. She walked three places on video for me before I flew out, and told me not to bother with one of them. That is the part I remember — she talked me out of a house.

Priya RaghunathanBought in Okanagan Landing

Our property had a water licence question on it that two other agents did not want to deal with. Elise got the paperwork sorted with the regional district before it ever went on the market, so it never became a problem during the sale.

Garrett LoweSold an acreage near Lumby

Four offers in two weeks and we lost all four. She did not tell us to go higher, she changed how we were writing them. Fifth one took it, and not because it was the biggest number.

Figures cover the North Okanagan. Sample data for demonstration — a live site would pull these from the board's monthly release.

About Elise Varga

I have sold houses in the North Okanagan for fifteen years, which is long enough to have been through two booms and the quiet stretches between them. I grew up in Lumby and live in Vernon now.

Most of my work comes from people who have bought or sold with me before, or who were sent by someone who did. That only keeps happening if I tell people the truth about what their house is worth and what the one they want is really going to cost them — including when that means talking somebody out of a place.

I work across Vernon, Coldstream, Lumby, Armstrong, Enderby and Lake Country. If you are thinking about moving in the next year and just want to know what that would look like, call me. There is no obligation attached to a conversation.
